Abstract

The application of the concept of green building in Indonesia has not been a significant increase due to the many assumptions that a large initial cost is needed. Grand Sungkono Lagoon is a commercial property building in Surabaya that applies the concept of green building. There are different cost characteristics between green building and non green building in terms of investment and operational costs. Therefore, it is necessary to analyze what green building features have been implemented and their effects on investment decisions in developing commercial property in the green building concept at the Grand Sungkono Lagoon Surabaya. The concept of green buiding that will be analyzed includes 6 aspects, namely appropriate site development, energy efficiency and conservation, water conservation, material resources and cycles, indoor health quality, building environment management. The method used in this research is the study of literature, interviews, and questionnaires. The results obtained in this study are obtained green building features that have been implemented and non-green buildings that can affect investment decisions in the Grand Sungkono Lagoon commercial building in Surabaya.
